Reconstruction and renovation of the New Emmezeta plant in Novi Sad
The Tempo hypermarket in Novi Sad's industrial zone was devastated by fire in December 2021. The building has not been repaired since then, but like many buildings that have been abandoned or ruined, it is an important asset, especially in view of sustainability and the rational arrangement and use of land and space. Such resources are insufficiently used in our country, but this is not the case with the Tempo building. The good location, the infrastructure, the existing traffic connections with other parts of the city and the preservation of the existing structure, despite the effects of the fire, were recognized by the new owner and investor, who entrusted this challenging reconstruction and rehabilitation task to our company after the project was launched.
The potential in the former hypermarket is reflected in the flexibility of its space, which is easily adapted to new uses and layouts. However, one of the main challenges in reconstruction lies in collecting all useful information and accurately assessing the scope of work, so as to minimize surprises during execution. If the object of reconstruction is a building from an earlier period, which is the case with our building, the reconstruction must adapt it to current regulations and standards, which have changed in the field of energy efficiency, statics and fire protection.
The New Emmezeta facility covers an area of approximately 10,000 m², but the investor has permission to divide the whole into two parts for different future users, instead of a single office space.
Although the purpose of the new units is different, the flexibility of the space made it easy to adapt it to all the requirements in the project assignment. In one part of the building, a sales space is planned for the new owner's use, while the other part will be a sales area for rent. Reconstruction and rehabilitation are planned to improve the quality both of the building and its surroundings. Since the outer envelope of the building was mostly destroyed in the fire, the roof covering and facade will be dismantled, and the newly designed solutions will meet all current regulations and standards. The outdoor arrangement does not require reconstruction as it was largely undamaged by the fire, and meets the future demands of the building. The appearance of the renovated building will be partially changed, as it follows the new functions inside it. In certain places, the designers have kept fragments of the old building that had previously left an impression on the users' memories, which will greatly contribute to the identity of the new business space.
In the practice of the construction industry, reconstruction and rehabilitation are challenging and complex processes that require exceptionally good preparation during execution, with the need to find creative solutions during construction itself. This requires good communication between all participants in the project. On the other hand, such projects bring a whole range of advantages in terms of using existing resources, reviving and improving the quality of the 'old' building and its immediate surroundings.
